MaMkhize's R35 Million Sandown Property Estate Set For Sale As SARS Tax Battle Intensifies

South African businesswoman and reality television personality Shauwn “MaMkhize” Mkhize has suffered another legal setback after the Durban High Court authorised the sale of five luxury residential properties linked to her and her family in Sandown, Johannesburg. The ruling, delivered on 26 October 2026, forms part of the ongoing legal battle between Mkhize and the South African Revenue Service (SARS) over millions of rand in outstanding tax liabilities.

The five properties, which are situated next to one another and operate as a single residential compound, have an estimated combined market value of approximately R35 million. Their forced-sale value has been estimated at R24.5 million, while their combined municipal valuation stands at approximately R22.8 million.

The court authorised curator bonis Willem Jacobus Venter to proceed with the sale of the properties following an urgent application by SARS. Judge Jacqueline Henriques ruled that the properties should be sold because the expenses involved in maintaining and securing them, together with their deteriorating condition, were putting their value at risk.

According to court documents, SARS has been covering substantial costs associated with the properties. These include approximately R188,261 per month for private security, insurance expenses and outstanding municipal charges. Municipal arrears for four of the properties had reached approximately R1.8 million by October 2025.

The court also dismissed objections raised by Mkhize and her son, Andile Mpisane, who opposed the application. Their legal representatives argued against the urgency and fairness of the proposed sale. However, the judge found that the financial circumstances surrounding the properties justified the intervention.

The properties are also connected to a complicated ownership arrangement. Four are registered in the name of Yaron Peretz, while the fifth belongs to 22 Aston Investment (Pty) Ltd. Despite the ownership structure, SARS maintains that the properties are linked to Mkhize and her family’s financial affairs.

At the centre of the dispute are substantial tax liabilities. According to figures presented in the court proceedings, Mkhize owed approximately R13.3 million in personal income tax, including interest, as of September 2025. She was also held personally liable for approximately R112.5 million in tax debt linked to the Zikhulise Group, bringing the combined liability to around R125.8 million.

The latest ruling does not automatically mean that SARS will receive the money generated from the property sales. Judge Henriques ordered that all proceeds be placed in an interest-bearing trust account under the curator’s control. SARS has been given one month from the date of the order to institute further legal proceedings seeking permission to use the properties or their sale proceeds to recover the outstanding tax debt.

This latest development follows previous SARS enforcement actions against Mkhize, during which several luxury vehicles, designer handbags, artwork and other valuable possessions were seized and placed on auction. These included luxury vehicles such as a Lamborghini Urus and a Mercedes-Benz Maybach. Previous auctions reportedly recovered approximately R6.1 million.

The court’s decision marks another significant development in MaMkhize’s ongoing financial and legal challenges. While the sale of the five Sandown properties has now been authorised, the question of whether the proceeds will ultimately go towards settling her and the Zikhulise Group’s tax liabilities will depend on the outcome of the further court proceedings.

For now, the ruling represents a major step in SARS’ efforts to recover outstanding revenue, as the legal battle surrounding one of South Africa’s most recognisable business personalities continues.
